If the lender accepts the price, terms and conditions of the contract, a closing date is set and the buyer takes ownership. In some cases, mortgage lenders may issue a deficiency judgment for the amount owed, but in many cases, lenders may write off the deficiency, thereby salvaging the seller’s credit. Panama City is a military town and is home Tyndall Air Force Base and the Navy Coastal Systems Station. Tyndall Air Force Base is home to the 325th Fighter Wing and under the direction of the Air Education and Training Command headquartered at Lackland Air Force Base in San Antonio, Texas conducts pilot training in the Air Force’s F-15 and the new F-22 air superiority fighter jets. Because of the vast open over water ranges, Tyndall is an ideal location to conduct pilot training and air-to-air weapons evaluation. The Wing also trains air battle managers to provide command and control expertise throughout the Air Force in a variety of operations centers. Tyndall Air Force Base is also home to First Air Force, Air Combat Command, Langley Air Force Base in Hampton, Virginia. The primary mission of First Air Force to ensure the air sovereignty of the continental United States as a component of the North American Aerospace Defense Command and to provide command and control capability during times of national emergency to the Department of Homeland Security. Tyndall also supports other Air Force activities such as the 485th Weapons Evaluation Group, the Air Force Civil Engineer Agency, and Exercise Silver Flag Alpha. Navy Coastal Systems Station, located on Panama City Beach, has trained Navy divers for decades. From entry level to combat oriented and demolition skilled Navy Seals, every Navy diver has at one time or another passed through Panama City Beach and the Navy’s Dive School. The Navy also operates an Experimental Dive Unit to develop and test state of the art dive equipment and procedures. The Navy Coastal Systems Station is also the test and evaluation location for anti-mine warfare activities. We are very appreciative of the men and women that train and conduct military missions from our two bases, but Bay County and the Panama City area offers much more. Our principle employer is the Bay District School system employing over 17,000 educators, administrators, and maintenance personnel. Other major area employers include Berg Pipe, Trane Industries, Century Boat by Yamaha, Shwinco Industries just to name a few. Bay County has a growing medical community with two hospitals. Gulf Coast Hospital, a for profit hospital operated by the Humana Corporation, offers a variety of services ranging from emergency, OB/GYN, and general surgery. The county hospital, Bay Medical Center offers state of the art cardiac care and cancer treatment and is ranked as one of the "Top 50 Hospitals in America". Bay County and Panama City Beach is a longtime "family friendly" drive to vacation destination. The folks from Atlanta, Montgomery, Birmingham, and Nashville have been walking shores of "The World’s Most Beautiful Beaches" for decades. Bay County promises to become a fly in destination upon the completion of the new international airport scheduled for 2010.
